Built to drain

Hard coat lasts when the wall behind it drains

Hard coat stucco is a tough, impact-resistant cladding, which is why it is often chosen for storefront bases, entrance walls and the lower floors of mixed-use and apartment buildings. It is also porous. It takes on rain and dries out again, so the wall behind it has to be built to handle the water that gets through.

On Newnan projects, we start with the layers no one sees later. The weather-resistive barrier is lapped shingle-style and tied into window, storefront and door flashing. Lath is fastened so it stands off the barrier and the scratch coat keys in. Weep screed at the base sits clear of paving and landscape beds, and kick-out flashings go where roofs end against walls. Control and expansion joints are laid out to the drawings and to the building’s real movement.

Then we build the scratch, brown and finish coats with cure time between them, adjusting for heat, humidity and cold so the cement cures properly. The finish can be matched to adjacent buildings or set to the color and texture the design calls for.

What goes into the wall

Every layer of a commercial stucco wall

A finished three-coat wall is a little under an inch thick, but it is built from six separate parts. Skip one and the others cannot make up for it.

Weather-resistive barrier

Barrier lapped top over bottom, so water that gets past the stucco runs down and out instead of into the sheathing.

Lapped like shingles

Metal lath

Self-furred lath fastened into the framing and held off the barrier, so the scratch coat wraps around it and locks in.

Fastened to framing

Weep screed & casing beads

A weep screed at the base lets water drain out; casing beads finish the edges at windows and storefronts with room for sealant.

Clear of grade & paving

Control & expansion joints

Joints break long elevations into panels and isolate floor lines, so building movement shows up at the joint instead of as random cracking.

Laid out before lath

Flashing & kick-outs

Head flashing over openings, parapet and coping details and kick-outs at roof-to-wall lines go in with the barrier, where they can be lapped correctly.

Where most leaks start

Three coats, properly cured

Scratch, brown and finish coats applied in sequence, with base coats kept damp and given time to cure before the next goes on.

No rushing the cure
Which project?

New buildings, additions and re-clads

On new construction we coordinate with the general contractor, framer, window and storefront installers and roofer so barrier and flashing go in in the right order. On an addition, the new wall has to tie into the existing stucco without a visible seam, which means matching texture and planning a joint where old meets new.

A re-clad is the biggest job, and on an occupied building it is planned elevation by elevation: the failed cladding comes off, we inspect and replace damaged sheathing, then install a complete new system before moving on. If the existing stucco is sound and the goal is a new look, a recoat or color change may be all the building needs.

Our process

How a commercial stucco wall is built

Three-coat stucco takes time because each coat has to cure. Much of the schedule is curing, not labor, and that time is what makes the wall last.

Review & prepare

We review drawings and joint layout, check the sheathing, install the weather barrier from the bottom up and integrate it with window, storefront and roof flashing.

  • Joint layout confirmed
  • Barrier lapped correctly
  • Kick-outs installed

Lath & accessories

Weep screed, casing beads, corner aids and control and expansion joints go on with the lath, fastened into the framing and laid out to suit each elevation.

  • Screed set above grade
  • Joints laid out by panel
  • Lath fastened to framing

Three coats & cure

The scratch coat is scored and kept damp, the brown coat is floated flat and allowed to cure, then the finish coat sets the specified texture and color.

  • Base coats moist-cured
  • Cure time between coats
  • Finish to the spec

Bring us in before the windows go in. Flashing, barrier and joint details are easiest to get right early.

Building in Newnan

Hard coat for Newnan’s mix of old and new

New construction in Newnan ranges from infill near the historic downtown to large buildings near the interstate.

Near downtown, new commercial and mixed-use buildings often have to sit comfortably beside older storefronts, and the color, texture and profile of the stucco matter to the city. Out along the corridors, durability at ground level matters most. In both places, Georgia’s summer heat and occasional winter cold set the pace for each coat.

Infill near downtown

Stucco on new buildings near the historic core, where the city may review exterior materials and colors.

Ground-level durability

Hard coat at storefront bases, entrances and service areas where impact resistance pays for itself.

Curing in Georgia weather

Coats scheduled and protected around summer heat and winter cold so the cement cures as it should.

Questions & answers

Stucco installation FAQ for Newnan

Answers for Newnan developers, owners and general contractors planning new stucco.

Does new stucco near downtown Newnan need design approval?
It may. Projects in and around the historic downtown can be subject to the city’s design or historic review for exterior materials and colors. Check with the City of Newnan early in design, and we can provide samples and finish options.
Which office issues permits for our Newnan project?
Properties inside Newnan city limits are permitted through the City of Newnan, and unincorporated properties through Coweta County. Check with the building department for your address.
Can stucco be installed in summer heat or winter cold?
Yes, with planning. In heat we keep the coats damp and out of direct afternoon sun where needed; in cold we schedule around low temperatures and protect fresh work. We adjust the schedule rather than rush a coat.
Why choose hard coat over EIFS?
Hard coat resists impact better and suits ground floors, entrances and service areas. EIFS adds continuous insulation and is lighter. Many buildings use both, and we can install and detail the transition between them.
How long does a three-coat installation take?
It depends on the size of the building, access and weather, because each coat needs cure time before the next. We give you a schedule with the quote and coordinate it with the other trades.
