Newnan commercial stucco & EIFS. Property managers, boards, owners & builders.
Coordination keeps new buildings dry
On a new building, stucco and EIFS sit where several trades meet. The framer sets the sheathing, the window and storefront installer sets the openings, the roofer finishes parapets and roof-to-wall transitions, and the sealant installer closes the joints. When those trades are not sequenced around the weather barrier and flashing, laps run the wrong way and the building can leak before the first tenant moves in.
On Newnan projects we plan our scope around that sequence. We review the drawings and specifications, flag details that will be hard to build or will not drain, and confirm with you and the other trades who flashes each opening, parapet and penetration. Before we start, we check the sheathing and barrier we are covering and report anything that needs correcting.
On site, our crews install lath and three-coat stucco or drainable EIFS to the specification, keep control and expansion joints where the drawings put them, and work with the sealant and storefront trades at the interfaces. You get a schedule up front and clear communication on progress, so the cladding does not hold up the rest of the job.

Hard coat or EIFS for your project
Most commercial projects are specified for either three-coat portland cement stucco or a drainable EIFS, and some use both on different elevations. Hard coat stucco is a dense, impact-resistant cement finish built over a weather barrier, lath and weep screed. EIFS adds a layer of insulation board behind a reinforced base coat and finish, and makes larger foam profiles and cornices practical.
Whichever system is specified, the parts that decide whether the wall stays dry are the same: a continuous weather barrier, flashing at windows, parapets and roof-to-wall transitions, control or expansion joints where the design calls for them, and sealant at every termination. When we review your documents, we point out details that conflict with the system manufacturer’s requirements so they can be resolved before the bid is final, not during construction.
| System | Build-up | Often used on |
|---|---|---|
| Three-coat stuccoHard coat | Barrier, lath, scratch, brown, finish | Ground floors, high-traffic walls |
| Drainable EIFS | Barrier, insulation board, mesh, finish | Upper floors, large elevations |
| Foam profilesCornices, bands | Shaped foam, base coat, finish | Parapets, towers, accents |
| Combined facadesStucco and EIFS | Each system to its own spec | Mixed-use and retail |

New construction across Newnan
Newnan’s growth has brought new retail, medical, office and apartment projects, many of them near the I-85 interchanges.
Projects in Newnan fall under either the City of Newnan or Coweta County for permits and inspections, and the general contractor usually manages that. Our part is to have the cladding ready for each inspection and to schedule around them.
Newnan is a longer haul from our Canton base, so we plan mobilization and crew days with the superintendent well ahead and keep the schedule current as the job moves.
Planned mobilization
Crew days and material deliveries set with the superintendent around the project schedule, not on short notice.
City or county inspections
Cladding work sequenced around the inspections required by the City of Newnan or Coweta County.
Mixed project types
Retail pads, medical offices and multifamily buildings, each with its own flashing details and sequence.
