Commercial Stucco Recoating in Newnan

A faded, patched facade makes a Newnan property harder to lease than the newer buildings down the road. A recoat over sound stucco or EIFS gives the whole building one even color and texture again, without tearing anything off.

Refresh, don’t replace

Repair the wall, then refresh it

The finish coat is what tenants, shoppers and prospective residents see: the color, the texture and how evenly light falls across an elevation. After years of Georgia sun and humidity it chalks, fades unevenly, collects mildew on shaded walls and wears patches that never quite matched.

A recoat is the most economical way to make an older Newnan retail center, office building or apartment community look current. It cannot fix a wall that is wet or loose behind the finish, and a new coat over damaged stucco or EIFS only hides the problem for a while. So before any finish goes on, we sound and probe the wall, repair cracks and soft areas, replace failed sealant joints and correct flashing where water has been getting in.

Then we apply the finish suited to the system and the look you want: cementitious or acrylic finishes in sand, float and other textures, or elastomeric coatings where crack bridging matters. We prepare sample areas on the building so owners, boards and tenants approve the color in real light before a full elevation is coated.

What we apply

Commercial recoat and finish work

Every finish project starts with the same check: is the wall underneath dry and sound? After that, it is about the look the property needs and how the wall needs to breathe.

Whole-building recoats

A new finish or coating applied corner to corner on every elevation, so old patches, stains and uneven fading disappear.

No lap marks mid-wall

Color changes & rebrands

A new color scheme for a repositioned shopping center, a new tenant’s brand standards or an office building heading back to market.

Sample areas approved first

Elastomeric recoats

Thick, flexible coatings that bridge hairline cracks and shed water, used on walls that have been tested and are dry behind the finish.

Only over a dry wall

Breathable coatings

Vapor-open coatings for hard coat stucco walls where trapping moisture would do more harm than good.

Lets the wall dry

Condo & HOA reserve projects

Recoats planned around a reserve study and budget, phased by building or elevation, with a written scope the board can approve.

Itemized for the board

EIFS finish renewal

Recoating sound EIFS with a compatible finish after joints are replaced and damaged areas are repaired.

Joints replaced first

Choosing the right finish for the facade

Acrylic finishes give an even color, flex more than cement and hold color well, and they are the usual choice for renewing EIFS. Elastomeric coatings go on thicker and bridge fine cracks, which suits weathered stucco on condominiums and apartment buildings, but they slow drying, so we use them only where the wall has been tested and is dry. Breathable coatings let hard coat stucco dry out where vapor would otherwise be trapped.

We tell you which option fits each building and why, and put it in the written scope. Before a full recoat we prepare sample areas on the building so the owner, board or brand manager sees the color and texture in daylight before committing to every elevation.

Our process

How a commercial recoat works

Most of the result is decided in the prep. A coating bonds only as well as the surface it goes on, and an occupied property needs a plan as much as a crew.

Test & document

We take moisture readings, sound for loose or hollow areas and look at every joint, window perimeter and penetration before recommending a finish.

  • Readings by elevation
  • Delamination checked
  • Photo documentation

Scope, samples & phasing

You get an itemized scope that separates repairs from finish work, sample areas for approval, and a phasing plan around tenants, residents and business hours.

  • Repairs priced separately
  • Samples approved on site
  • Phasing for budgets

Prep & recoat

Walls are cleaned, cracks and failed sealant are repaired, glass, storefronts and landscaping are masked, and the finish goes on corner to corner.

  • Wall washed & dried
  • Entrances kept open
  • Daily cleanup

Planning a recoat for leasing or reserves?

We will check whether the facade is sound enough for a recoat and put the options in a written scope you can take to ownership or the board.

Repositioning in Newnan

Keeping older Newnan properties competitive

As new retail, office and apartment space opens around Newnan, older properties compete on how they look as well as on rent.

A recoat is often part of a broader repositioning: a retail center re-tenanting along Bullsboro Drive, an office building near downtown updating its look, or an apartment community refreshing before a new phase of leasing. A color change can make a building from an earlier decade read as current, as long as the wall underneath is sound.

Retail re-tenanting

New colors and refreshed towers and sign bands that support new tenants and updated signage.

Office updates

Recoats that replace dated or uneven finishes on older office and professional buildings.

Questions & answers

Recoating & finish FAQ for Newnan

Questions Newnan owners, managers and boards ask before a recoat or color change.

Do we need approval to change a building’s color in Newnan?
It depends on the location. Buildings in and around the historic downtown, and some planned developments, may have design standards or review for exterior color. Check with the City of Newnan, and with your association or landlord if covenants apply, before choosing a color.
Does a recoat require a permit in Newnan?
Recoating is often treated as maintenance, but rules differ between the City of Newnan and unincorporated Coweta County. Check with the building department for your address before work starts.
Can you recoat over EIFS as well as stucco?
Yes. We use finishes and coatings compatible with the system on the wall, and we repair EIFS damage and joints before the new finish goes on.
Will a recoat hide water damage?
It may hide it for a while, which is the problem. We probe and repair the wall before recoating so the new finish is not covering wet sheathing.
Can tenants and residents stay during a recoat?
Yes. We work elevation by elevation, protect entrances, windows and landscaping, and coordinate with the property on parking and access.
