Know your system

EIFS needs an EIFS repair

EIFS is a layered system: insulation board fastened or adhered to the sheathing, a base coat with embedded fiberglass mesh, and a thin acrylic finish. It is lighter and more flexible than cement stucco, and it has to be repaired as a system. A cement patch or a smear of caulk on an EIFS facade cracks at its edges and often holds water against the board.

Many of the retail towers, office facades and apartment buildings put up as Newnan grew toward the interstate were clad in EIFS, and some of the earlier ones are barrier systems that rely entirely on the face of the wall and its sealant joints. With no drainage behind them, a failed joint at a window or a missing flashing at the roof line sends water straight into the sheathing. Later drainable systems add a weather barrier and a drainage path.

We identify which system is on the wall, take moisture readings at its weak points and scope the work to match: joint and perimeter sealant replacement, mesh and base coat repairs, sheathing replacement where the board is wet, recoats that refresh the finish, and drainable conversions where the building calls for one.

What we restore

EIFS & Dryvit restoration in Newnan

Most EIFS problems come down to water at the edges or damage to a soft face. The scope depends on whether the substrate behind is still dry.

Wet substrate repair

Wet sections are cut out, damaged sheathing replaced with glass-mat gypsum board, and the wall rebuilt with new board, mesh, base coat and finish.

Dry substrate first

Joint & sealant renewal

Failed sealant at windows, storefronts and panel joints is replaced with backer rod and an EIFS-compatible sealant against a sound edge.

The first line of defense

Facade recoats

A new finish coat over sound EIFS renews color and texture across an entire elevation or building without removing the system.

Recoat or color change

Barrier to drainable conversion

Failing barrier EIFS is removed and replaced with a drainable system over a weather barrier, elevation by elevation if needed.

A wall that can drain

Impact damage

Dents and punctures at entrances, loading areas and ground-floor corners are cut back, rebuilt with heavier mesh where needed and blended in.

Soft face, solid repair

Below-grade foam & termites

Foam board run into soil or under pavement gives termites a hidden path. We cut it back above grade and repair damaged framing.

Choosing the right EIFS scope

If moisture readings are low and damage is local, section repairs with new sealant joints and a matched finish are usually the right answer. If the facade has been patched many times or faded unevenly, a recoat across the elevation gives a uniform look and helps a dated building show better to tenants and prospects.

When barrier EIFS shows wet readings in many places, repairing spot by spot often just moves the problem. Converting to a drainable system, or to hard coat stucco or fiber cement on some elevations, can be the better long-term choice. We explain the options with readings and photos in front of you, separate urgent work from what can be phased, and document any change in scope for your approval before we proceed.

Our process

How an EIFS restoration runs

Restorations run elevation by elevation, so tenants and residents keep their entrances, parking and daily routine.

Identify & survey

We confirm whether the facade is barrier or drainable EIFS and take moisture readings to find the edges of any wet area on each elevation.

  • System identified
  • Readings mapped by elevation
  • Photo documentation

Remove & rebuild

Damaged EIFS and wet sheathing come out. New sheathing, weather barrier and insulation board go in, with flashing corrected at the leak.

  • Wet sheathing replaced
  • Flashing corrected
  • Foam kept above grade

Mesh, coat & finish

Base coat and reinforcing mesh are lapped into the existing wall, joints are sealed, and the finish is matched or the elevation recoated.

  • Mesh lapped into old work
  • Compatible materials
  • Matched finish

Not sure if the building is EIFS or stucco?

EIFS sounds hollow and feels softer than cement stucco when tapped. We confirm it on the first site walk.

Where Newnan EIFS needs attention

EIFS ages in the same order on most buildings: joints first, then the finish, then whatever is behind any joint that was left open.

EIFS shaped into towers, cornices, bands and accent profiles is common on retail centers and restaurants near the interstate interchanges, and on many office and multifamily buildings across Newnan. Those foam shapes and their flat tops are where we find cracked finish and open seams most often. Georgia hail and summer storms add impact damage and wet joints to the list.

Barrier-era facades

Older EIFS with no drainage, where every joint failure goes straight to the sheathing and needs a moisture survey.

Towers & profiles

Foam cornices, bands and parapet trim with flat tops that hold water and crack the finish.

Hail & impact

Punctures and dents in the soft finish that open the board to water if left unrepaired.

Questions & answers

EIFS & Dryvit repair FAQ for Newnan

Answers for Newnan owners and managers with EIFS on their buildings.

Do you repair Dryvit on Newnan commercial buildings?
Yes. Dryvit is one brand of EIFS, and we repair and restore Dryvit and other EIFS systems on office, retail and multifamily buildings in Newnan, using compatible base coats, mesh and finishes.
Does an EIFS restoration in Newnan need a permit?
Recoats and sealant work are often treated as maintenance, while replacing sheathing or large areas of cladding may require a permit. Rules differ between the City of Newnan and unincorporated Coweta County, so check with the building department for your address.
How do I know if our EIFS is barrier or drainable?
The age of the building gives a hint, but the only reliable answer comes from looking at the system at a termination or probe point. We confirm it during the site walk and explain what it means for the repair.
Can EIFS be recoated instead of replaced?
Often, yes. Where the board and sheathing are sound, we repair damage, replace joints and apply a new finish or coating. Areas with wet sheathing are opened and rebuilt first.
Can we change the color of our EIFS building?
Yes, a recoat can change the color of an entire facade. If the building is downtown or in an area with design standards, check with the City of Newnan before choosing a new color.
